LAYOUT ALTERATIONS

We have prepared for you several variants of possible layout alterations.
The newly created layouts, including the intended combining of apartments, respect the overall concept of the considered interiors with functional connections.

  • This alteration consists in division of the living room with a central partition into two separate rooms connected by a double-wing door (or sliding door).

    Connection with a broad door is key from the perspective of preserving spatial comfort and from the perspective of preserving the multifunctionality of the newly created room.
    This can serve as:
    • separate living nook with a TV and folding bed
    • work room with an ottoman
    • parental bedroom
    • guestroom/sleeping nook, etc. 

    The standard 4+KK has a second bathroom with toilet accessible from the master bedroom. A washer/dryer set can be placed in the master bathroom or the space can be used for a larger sink with a spacious counter. 

    The alteration can be applied to the following apartments: 2C, 3B, 3C, 4C, 5B, 5C, 6C

  • Combining of apartments consists in connecting apartments A+B and C+D by means of an opening in the load-bearing partition wall between the apartments, which can be maximally 3 m wide. The opening can be located in the centre or at the end of the wall or it can be combined with a load-bearing pillar.
    The range of possible layout arrangements is dependent on the extent of interventions in a typical 3+kk layout and in the load-bearing structures of the building.
    The alteration can be applied to apartments on the third to sixth above-ground floors.

    The layout of the apartment derives to the greatest extent from the layout of a typical apartment. This involves connection of apartments A and B using an opening with maximum width of 3 m in the courtyard-side wing. This variant uses the maximum number of layout and structural units from a typical apartment (bathroom, closet, toilet). The layout retains the principle of a hallway with sliding doors on both sides of the staircase. The kitchen is always placed in the broader area of the courtyard-side wing. The solution can be enhanced with connection of the central rooms in the street-side wing – by means of a door in the load-bearing partition wall.

  • Combining of apartments consists in connecting apartments A+B and C+D by means of an opening in the load-bearing partition wall between the apartments, which can be maximally 3 m wide. The opening can be located in the centre or at the end of the wall or it can be combined with a load-bearing pillar.
    The range of possible layout arrangements is dependent on the extent of interventions in a typical 3+kk layout and in the load-bearing structures of the building.
    The alteration can be applied to apartments on the third to sixth above-ground floors.

    Connection of the apartments is designed in both load-bearing walls in the street-side and courtyard-side wings. This creates the possibility of a bypass around the stairwell core. The main entrance hall is taken from a typical 3+kk; the second hall is used as walk-through main closet, with the possibility of a rear (service) entrance to the apartment and connection to the utility room.
    The kitchen and living room are connected by an opening with maximum width of 3 m in the load-bearing wall. The opening is designed so that it preserves the continuous effect of a broken façade. User comfort is increased by the separate bathroom and WC next to the largest bedroom.

    This variant represents a completely individual solution. While preserving the load-bearing structures and utility shafts, the layout can be arranged according to the customer’s wishes. Two entrances enable arrangement of the space for a duplex apartment, an apartment with a separate parental or guest zone and a workroom with a separate entrance, home wellness facility, relaxation zone, sauna, etc.
    The construction solution with non-load-bearing structures, interior filling of openings, surfaces, as well as utility lines from the common risers in the utility shafts, placement and typology of the terminal elements and furnishing elements will be the subject of separately drafted project documentation.

  • We have included in the possible layout modifications construction of a second, smaller bathroom accessible from the apartment’s master bedroom.
    This alteration can be applied to all apartments from the second to sixth above-ground floor.
